ribbon-cuttingWith the explosion of new businesses in northern Travis County in recent years, the area’s affordability crisis has migrated up the I-35 corridor. There is now some economic relief for about 70 families. On November 7, Austin-based Wolfpack Group, an affiliate of Florida’s Pinnacle Housing Group, officially opened Art at Bratton’s Edge. It’s an affordable apartment complex located at 15405 Long Vista Drive, near I-35 and Grand Avenue Parkway.

The NGBS Green Certified community consists of two and three-story residential buildings and a clubhouse/amenities center with units above. Created as workforce housing, the garden-exteriorstyle apartment complex offers a mix of one, two, and three bedroom units for a total of 78 apartments.

Art at Bratton’s Edge will serve families making 30%, 50% and 60% of the Area Median Income (AMI). Monthly rents for the affordable apartments average around $700, with some one-bedroom units renting for as low as $300. Around 13% of the 78 apartments will be leased at market rate.

Financing for the garden-style apartments included 9% Housing Tax Credits through the Texas Department of Housing and Community Affairs. The rest was financed through a low-interest lobbyloan from the Travis County Housing Finance Corporation and a conventional loan from Wells Fargo.

The complex will encourage active community engagement with a multitude of outdoor amenities and resident enrichment programs.
